Quick answer
Perth businesses can borrow from banks, non-bank and private lenders and online fintechs. Lenders here pay close attention to customer concentration, because many Perth firms depend on a few resources clients who pay on long terms. Invoice and equipment finance suit those businesses well. Allow for the time difference too: many lenders run on east coast hours, which can cut the Perth working day for same-day settlements.
Key points
- About 78% of Western Australia's 257,933 small businesses are in the Perth metro area, and construction is the largest single industry
- Many lenders and settlement systems run on east coast time, so a Perth borrower can lose two or three hours of the business day
- Lenders ask who your customers are: one or two big miners paying on long terms is a cash flow risk, even when the contracts are excellent
- WA payroll tax starts at $1m in annual wages, with a threshold that shrinks to nothing at $7.5m
- Land registry
- Landgate
- Dispute help
- Small Business Development Corporation (WA Small Business Commissioner)
- Payroll tax threshold
- $1m, diminishing to nil at $7.5m
- Enquiry range
- $5k to $5m, business purposes only
Here’s a Perth problem most east coast finance articles never mention. It’s 1pm on a Friday in Welshpool and you need funds by close of business. In Sydney it’s already 4pm during daylight saving, and the credit team you need may be wrapping up for the week. Perth sits two hours behind Brisbane all year, and behind Sydney and Melbourne by two hours in winter and three once daylight saving starts in October.
Time zones are only one of the things that make borrowing in Perth a little different. The bigger one is the resources economy, and how lenders read businesses that depend on it. This page covers both. We’re a national directory with no office in Perth or anywhere else, and Perth owners deal with us the same way as everyone else: online and by phone.
Perth’s business landscape in numbers
The Small Business Development Corporation’s figures (ABS data to 30 June 2025) show 257,933 small businesses in Western Australia, about 78.1% of them in the Perth metro area. Construction makes up the largest share at around 17.3%, followed by professional, scientific and technical services, rental and real estate, and transport and warehousing.
That mix tells you a lot about what Perth businesses borrow for: utes, trucks and plant for tradies and civil contractors; fit-outs and working capital for professional firms; and vehicles, forklifts and warehouse stock for the freight sector.
Why do lenders ask who your customers are?
Perth is the head office city for much of Australia’s mining and energy industry, and a large share of local businesses earn their living supplying it: engineering, fabrication, labour hire, maintenance, transport, catering and camp services.
Those contracts can be excellent. A multi-year agreement with a major miner is about as solid a customer as a small business can have. But lenders look at two things that can make them nervous:
- Concentration. If 70% of your revenue comes from one client or one site, a contract ending or being re-tendered can halve your income overnight. Lenders may lend less or want security to cover that risk.
- Payment terms. Large resources companies often pay on 30, 45 or 60-day terms, and some longer. Your wages, fuel and parts are paid weekly. The faster you grow, the deeper that hole gets.
The answer for many Perth suppliers is invoice finance, which advances most of the value of approved invoices and grows as your sales grow. It’s assessed largely on the quality of your customers, which suits a business with blue-chip clients but limited trading history. Our page on mining services business loans covers this industry in more depth, and the Pilbara page looks at the regional side.
Where Perth does business
- CBD and West Perth: resources head offices, engineering consultancies, law, accounting and the services that surround them.
- Osborne Park: a long-established mix of light industrial, showrooms, car yards and offices north of the city.
- Malaga and Wangara: trades, light manufacturing, fabrication and trade suppliers in the northern suburbs.
- Welshpool, Kewdale and Forrestfield: freight terminals, transport depots and warehouses clustered around the airport and the rail freight terminal.
- Canning Vale: manufacturing, distribution and the Perth wholesale fruit and vegetable market.
- Kwinana and Henderson: heavy industry, minerals processing, and marine engineering and shipbuilding at the Australian Marine Complex.
Each precinct leans towards particular finance. Malaga fabricators and Kewdale carriers tend to use equipment finance in Perth; Henderson contractors often need working capital to carry long marine and defence projects; West Perth consultancies lean on unsecured or invoice-backed facilities.
How the time difference affects urgent funding
Many national lenders, valuation firms and settlement teams are based on the east coast and work on east coast hours. For a Perth borrower, that has real consequences:
- An afternoon application may not be reviewed until the next east coast business day.
- Same-day settlement cut-offs land around lunchtime Perth time.
- Friday afternoons are especially tight, because a deal missing the cut-off can roll over to Monday.
If time is short, send your application early in the morning Perth time with recent bank statements, ID and any security details ready. Our page on same-day business funding explains what’s realistic, and the funding speed calculator helps you work out which options can meet your deadline.

What WA rules matter for a Perth loan?
Land and caveats. Landgate keeps the WA land register. A mortgage or a caveat loan in Perth is recorded on your title there and removed when you repay. WA caveats don’t lapse simply with time: an owner who disputes one usually applies to Landgate, which can then require the caveator to justify it in court or lose it. A loan caveat lodged with your consent is rarely touched by that process. An unexpected caveat on your title is worth raising with a solicitor before you refinance.
Payroll tax. The WA Government’s employer guide sets the threshold at $1m in annual Australian taxable wages, diminishing by $2 for every $13 above $1m until it vanishes at $7.5m. The rate is 5.5% of taxable WA wages. Lenders count it as a fixed cost and check it’s paid, as they do with ATO obligations.
Dispute help. The Small Business Development Corporation offers free advice, workshops and low-cost dispute resolution through the WA Small Business Commissioner, including help with commercial tenancy disputes.

A worked Perth example
An illustration, not a real client.
A steel fabrication shop in Welshpool wins a $900k contract to supply structural steel for a processing plant upgrade. The customer pays on 45-day terms after each delivery milestone. The business needs $180k of steel up front and a second overhead crane for the bigger sections.
The bank is supportive but wants three months to review a larger overdraft. Instead, the owners set up an invoice finance facility against the contract’s milestone invoices, so cash arrives days after each delivery rather than weeks. The crane is funded separately through a chattel mortgage, secured by the crane itself. Because 60% of next year’s revenue will come from this one client, the owners keep the property-secured option in reserve: a modest second mortgage over their Mount Lawley home, only if the contract slips.
Banks first, then broaden the search
Perth’s banks are often the cheapest source of business finance, and the big four and regional banks all have strong local business banking teams. When you fit their criteria, take their offer seriously.
Where Perth owners most often fall outside a bank’s policy is a short trading history after leaving a salaried resources job, a concentrated client list, irregular project income, or a deadline that doesn’t suit a bank’s timetable. Non-bank, private and online lenders exist for exactly those cases.
Getting Perth finance moving
A big contract, a broken-down truck or a tax bill doesn’t wait for east coast office hours. Getting your details in early, while the eastern states are still at their desks, can make the difference.
Our enquiry is a minute’s work, and making it leaves your credit history exactly as it was. We keep it in-house instead of firing it off to a long list of funders. A person on our team goes through what you’ve told us and rings you at a sensible Perth hour. Please be exact about the amount, your deadline and your main customers: precise answers are how the first match ends up being the right one.
Frequently asked questions
Can I get same-day business funding in Perth?
Sometimes, but plan around the clock. Many lenders and their settlement teams work on Sydney or Melbourne time, so a request that reaches them after lunch in Perth may already be past their cut-off. Applying first thing in the morning with documents ready gives you the best chance.
How do lenders view mining services businesses in Perth?
Positively when the business has a solid track record and diverse clients. They get more cautious if most revenue comes from one customer, one mine site or one commodity, because a contract ending or a price slump can hit income fast. Showing several customers and long-standing relationships helps.
What is the WA payroll tax threshold?
According to the WA Government's employer guide, the threshold is $1m a year in Australian taxable wages. It diminishes by $2 for every $13 of wages above $1m and reaches nil at $7.5m. The rate is 5.5% of taxable WA wages.
Who regulates land titles in Western Australia?
Landgate keeps the WA land register. Mortgages and caveats securing a business loan are recorded there, usually lodged electronically, and removed once the loan is repaid.
Where can a Perth business get free help with a dispute?
The Small Business Development Corporation, home of the WA Small Business Commissioner, offers free advice and low-cost dispute resolution, including for commercial tenancy issues. It's a good first call if a dispute is holding up money you're owed.
