Quick answer

Ipswich and Logan businesses can borrow from banks, non-bank lenders, fintechs and private lenders, unsecured on cash flow or secured against property. Ipswich leans on defence at RAAF Base Amberley, manufacturing, food processing and logistics; Logan's biggest employer is construction, followed by health and retail. Both sit in south-east Queensland, so the state's regional payroll tax discount doesn't apply, and flood history can affect how some properties are valued.

Key points

  • Ipswich Council puts manufacturing exports near $3.5b in 2024, with defence its second-largest export sector
  • In Logan, construction employs more people than any other industry, so trade and builder lending dominates
  • Both cities count as south-east Queensland, outside the 1% regional payroll tax discount
  • Flood-affected properties along the Bremer, Logan and Albert rivers may draw tougher valuations and insurance questions

Drive the Logan Motorway from Gailes to Loganholme and you pass most of what this region does for a living: defence and freight on the Ipswich end, warehouses and trade suppliers around Crestmead and Berrinba, and kilometre after kilometre of new housing estates being framed, roofed and fitted out by local tradies. Ipswich and Logan are two separate cities with different councils, but lenders often see the same three strengths and the same two risks in both.

This page sets out what those are and how they shape a loan. We don’t have an office in either city. Our team works nationally, by phone and online, and reads Ipswich and Logan applications the same way it reads any other.

Two cities, side by side

Growth story Springfield and Ripley Valley housing; manufacturing exports Rapid population growth feeding the building trades
What lenders watch Reliance on one big defence or processing customer Builder payment risk and thin trade margins

According to Ipswich City Council, manufacturing generated almost $3.5b of the city’s exports in 2024 and employs more than 10,000 people, and defence contributes about $1.9b in exports. Food manufacturing is significant too, led by JBS’s Dinmore plant, which the council calls the largest beef processing facility in the southern hemisphere.

How lenders read an Ipswich supplier

If you machine parts for a defence prime, maintain trucks for a meat processor or run shifts at a freight depot, the lender’s first question is simple: who pays you, and how reliably?

Big, government-linked customers are a plus. They rarely fail to pay. The catch is how slowly some of them pay and how much of your income can depend on them. A lender comparing two similar businesses will usually favour the one whose largest client makes up 30% of revenue over the one where it’s 75%.

For businesses in this position, the useful tools are:

  • Invoice finance, which turns approved invoices into cash within days rather than waiting on long payment runs.
  • Equipment finance for CNC machines, forklifts, refrigerated trailers and workshop gear, with the asset itself as security.
  • A business line of credit to cover wage weeks when a payment slips.

Logan’s building trades: the progress-claim squeeze

Construction is Logan’s largest employer, ahead of health care and retail, according to the city’s economic analysis. That makes the typical Logan borrower a concreter, carpenter, roofer, electrician or small builder working on new estates in Yarrabilba, Park Ridge, Flagstone or across the boundary in the Ripley Valley.

Trade businesses here share a recognisable cash flow pattern. Materials and wages go out every week. Payment comes when a builder approves a progress claim, sometimes 30 days later and sometimes longer. When a builder runs into trouble, a whole chain of subcontractors feels it.

Lenders understand this. They look for a spread of builders rather than one, steady deposits across bank statements, and tax lodgements reasonably up to date. Our pages on progress payment finance and business loans for builders cover the structures that fit.

Floods, insurance and property security

Ipswich and Logan both have a long flood history, with major events in 2011 and 2022 along the Bremer, Brisbane, Logan and Albert rivers. That matters when you borrow against property.

Most lenders will still take a house or factory in a flood-prone suburb as security, but they may:

  • send a valuer out in person rather than relying on a desktop estimate;
  • lend a lower share of the property’s value;
  • insist on current building insurance, which can be costly in high-risk areas.

If a lender declines a property for flood reasons, it isn’t the end of the road; policies differ widely. If your business has recently been hit by flooding, our natural disaster funding page covers bank hardship, QRIDA disaster assistance and private options while an insurance claim is processed.

Queensland rules worth knowing

Payroll tax. The Queensland Revenue Office charges payroll tax above $1.3m in annual Australian taxable wages. The 1% regional discount, available until 30 June 2030, only applies to employers based in listed regional areas, and south-east Queensland isn’t one of them. Ipswich and Logan employers pay the standard rate.

Caveats. Where an owner never agreed to a caveat, it will usually drop off the title three months after lodgement unless the caveator has begun court proceedings. A caveat loan is lodged with your consent, so it stays until the lender withdraws it on repayment.

Help with disputes. The Queensland Small Business Commissioner offers information and mediation for disputes with landlords, suppliers and other businesses.

Example: a Crestmead concreting business

A made-up scenario to show how the pieces fit.

A concreting business based in Crestmead turns over $2.8m, working for five volume builders across Logan and the Ripley Valley. It has the chance to pick up slab work for a sixth builder, which means hiring a second crew and buying a $140k skid steer and a second tipper.

Two of its builders pay on 45 days, and the owner’s bank wants a full year of updated accounts before increasing the overdraft. A sensible plan could combine equipment finance for the machinery, approved on bank statements and the asset, and a modest unsecured working capital loan of about $80k to pay the new crew for the first two months. If the owner prefers a lower total cost, a second mortgage over the family’s Springwood home could replace the unsecured loan, provided there’s enough equity. The second mortgage calculator gives a quick sense of that.

Banks first, then the alternatives

Banks lend actively across Ipswich and Logan, and when your business fits their criteria they’re usually the cheapest money available. Weigh any bank offer carefully.

If the bank’s answer was no, too slow or too small, the declined by the bank page lays out what to try next. For the wider metro area, see our Brisbane business loans guide, and for the range west of Ipswich, our Toowoomba page.

Ipswich or Logan, one enquiry covers it

Whether it’s a defence job in Redbank, a fleet upgrade in Berrinba or a crew to hire before the next estate opens, we can usually tell you within one phone call where you stand. The form itself is short, about a minute from top to bottom.

Your credit score isn’t touched by sending it in. We keep your enquiry in-house rather than shopping it out to a long list of finance firms, so there’s no flood of unfamiliar numbers on your mobile. A member of our team studies your particular numbers and gets in touch directly. The closer your answers are to reality on turnover, debts and security, the better the odds that our first suggestion is the right one.

Frequently asked questions

Can I get the Queensland regional payroll tax discount in Ipswich or Logan?

Generally not. The discount applies to employers whose main place of employment is in listed regional areas and who pay at least 85% of their Queensland wages to regional employees. Ipswich and Logan sit within south-east Queensland, which isn't on that list.

Will a lender accept a flood-affected house in Ipswich or Logan as security?

Many will, but some reduce the loan-to-value ratio or decline properties in high-risk flood zones, and almost all need proof of building insurance. A full valuation is likely. If one lender says no on flood grounds, another may still accept the property.

I'm a Logan subcontractor paid on 30-day terms by builders. What finance fits?

Invoice finance or a business line of credit usually suits a steady flow of progress claims. Equipment finance covers tools, utes and machinery. If a builder pays late, an unsecured working capital loan can carry wages until the claim clears.

Do defence supply contracts make it easier to borrow?

They help, because government-backed demand is regarded as reliable. Lenders will still check the contract value, payment terms and how much of your turnover depends on a single prime contractor.

How long does a property-secured business loan take in Queensland?

Usually one to three weeks, depending mostly on the valuation and the paperwork. Titles Queensland registration itself is quick once documents are signed. Caveat loans can be faster when the property and your exit plan are straightforward.
