Quick answer

XCEDA Capital is a private commercial lender to Australian businesses, trusts, SMSFs and projects. As at October 2026 its website lists first mortgages up to $2.5m, second mortgages up to $350k, caveats up to $100k and three business loans (Business 50, 100 and 500) from $50k to $500k, over terms of 3 to 48 months. It gives an indicative decision within 24 to 48 hours and funds within five business days once conditions are met.

Key points

  • Commercial-only private lender; it says it doesn't write loans regulated by the National Credit Code
  • Publishes maximum LVRs by security type, from 65% on regional commercial property to 90% for small caveat loans on residential property
  • Business 50 (up to $50k) needs no property, but requires three years' trading, a company GSA and director guarantees
  • Interest-only or capitalised interest only up to 12 months with a defined exit; principal-and-interest is preferred for business loans
  • No application or commitment fee upfront, and no obligation to proceed after the letter of offer

Most private lenders tell you they “assess each deal on its merits” and leave it there. XCEDA Capital does something less common: it publishes a lending grid. You can see, before you enquire, how far it will lend against a house, a block of bare land or a regional shop, and which of its business loans needs property at all. For a borrower trying to work out whether a deal is even worth putting forward, that saves real time.

XCEDA Capital holds Australian Financial Services Licence 431183 and lends to businesses, trusts, SMSFs and projects. It states plainly that it doesn’t write loans covered by the National Credit Code, so everything here is commercial lending. It also runs a mortgage income fund for investors. The figures below come from its website as at October 2026.

What products does XCEDA Capital offer?

The range comes in two families, one for property-led deals and one for trading businesses:

Product Maximum Term Security
First mortgage $2.5m 6 to 36 months Registered first mortgage
Second mortgage $350k 6 to 36 months Registered second mortgage
Caveat $100k 6 to 24 months Caveat over property
Business 50 $50k 6 to 24 months Company GSA and director guarantees, no property
Business 100 $100k 6 to 24 months Caveat, or machinery, plant, equipment or vehicles
Business 500 $500k 6 to 48 months Registered first or second mortgage

Business 50 and Business 100 can be written as a fixed-term loan or a revolving credit facility; Business 500 is fixed-term only. Business 50 asks for at least three years’ trading. Rollover options for another 12 months are available on some loan services.

Listed purposes include working capital, buying assets or stock, property purchases and settlements, ATO debts, debt consolidation, refinancing, bridging and loans to non-resident or expat borrowers.

How much will your property support?

Here is XCEDA’s published LVR guide. It’s the most practical part of its website:

Security Loan type Max LVR Max amount
Residential (with dwelling) First mortgage 80% $2m
Residential (with dwelling) Second mortgage 80% $350k
Residential (with dwelling) Caveat 90% $100k
Bare land, all regions First mortgage 70% $750k
Bare land, all regions Second mortgage 70% $350k
Commercial, main cities First or second mortgage 80% $1.25m / $350k
Commercial, regional centres First or second mortgage 65% $1.25m / $350k

Three things stand out:

  • Small caveats can go higher. A caveat up to $100k against a residential property can reach 90% LVR, which is unusually high and suits a small, urgent need when equity is thin.
  • Regional commercial property is discounted. A warehouse in a regional centre supports 65%, not 80%. On a $900k building that’s $585k against $720k, a $135k difference.
  • Land is treated cautiously everywhere. Bare land caps at 70% wherever it is.

Work out your own figure with our LVR calculator, counting every loan already secured on that title alongside the one you’re asking for.

How does XCEDA structure repayments?

This is where XCEDA differs from many caveat-style lenders. It says amortising principal-and-interest repayments are preferred for business loans, and that interest-only or capitalised loans are available only up to 12 months, with a defined exit. On commercial property, the maximum term is three years on principal and interest.

That suits a business that can service repayments from trading income and wants to pay the debt down. It’s less suited to someone who needs to defer all payments for two years while a project finishes. Borrowers in that position usually do better with construction and development finance or bridging finance instead.

How does the application work?

XCEDA’s process has four stages:

  1. A short online enquiry (direct or through a broker).
  2. A lending specialist calls you, and you receive an indicative decision, typically within 24 to 48 hours.
  3. A letter of offer setting out pricing, fees and conditions. There’s no initial application or commitment fee, and no obligation to pay upfront fees if you walk away at this point.
  4. Once conditions are met, funding within five business days.

Documents differ by loan. Property loans need a valuation, an application form and a directors’ statement of position. Business loans need the latest company financial statements and management accounts as well. If those accounts are behind, our page on business loans when your accountant is behind explains how to bring them up to date quickly.

Who suits XCEDA, and who doesn’t?

A good fit: a company with steady trading that wants a defined, amortising facility of a few hundred thousand dollars, secured by property in a main city; an SMSF or trust with a commercial purpose; a business with three-plus years of history wanting up to $50k without property, secured by a general security agreement.

A harder fit: a sole trader without company financials (the business products ask for company accounts), anyone needing more than $350k behind an existing first mortgage, a regional commercial owner who needs a high LVR, and personal or household borrowing of any kind.

What to try if XCEDA declines

Testing your numbers before you apply

XCEDA’s matrix makes it easy to tell in advance whether you’re inside its lines. When your deal sits on the edge (regional property, thin equity, a mixed purpose) the right lender is less obvious.

That’s where a one-minute enquiry with us helps. Telling us about your deal doesn’t trigger any check on your credit, and your information goes to one team, not out in bulk to lenders hoping for a sale. An actual person studies the property, the debt and your goal, then phones to walk through the options. Precise answers on the form mean the product we suggest first is likely to be the one that fits.

Frequently asked questions

What is XCEDA Capital's maximum loan?

As at October 2026, XCEDA Capital lists first mortgages up to $2.5m. Residential first mortgages are capped at $2m within its LVR guide and commercial first mortgages at $1.25m, so the security type decides the practical limit. Second mortgages go to $350k and caveats to $100k.

Can I get an XCEDA business loan without property?

Its Business 50 loan, up to $50k, is secured by a company general security agreement and director guarantees rather than property. It requires at least three years' trading. Its Business 100 can be secured by a caveat or by machinery, equipment or vehicles.

What documents does XCEDA Capital ask for?

For property loans: a valuation, the application form and a directors' statement of position. For business loans: the latest company financial statements and management accounts, the application form and a directors' statement of position.

Does XCEDA Capital lend in regional areas?

Yes, but its commercial property LVR is lower in regional centres (65%) than in main cities (80%). Bare land is capped at 70% LVR in all regions.

Are there fees to apply with XCEDA Capital?

Its website says there are no initial application or commitment fees, and you have no obligation to pay upfront fees if you decide not to proceed after receiving the letter of offer.

Can XCEDA lend to my SMSF?

XCEDA Capital lists SMSFs among the borrowers it lends to. SMSF lending has its own legal structure requirements, so confirm the details with the lender and your adviser.
