Every private lender asks for an exit strategy. Few explain what a good one looks like. Assurity Capital does, in unusual detail, and that makes its website a handy checklist even if you never borrow from it. “I’ll sell the property” isn’t enough on its own; it wants a current valuation, listing evidence, comparable sales and an estimate of what you’ll clear after debt and selling costs.
Assurity Capital is a Sydney private lender operated by the trustee of the Assurity Capital Unit Trust, with an office in Bondi Junction. It lends across every state and territory, from Sydney, Newcastle and Gosford to Perth, Darwin and Hobart. All details below come from its website as at October 2026.
What does Assurity Capital lend?
Assurity lists twelve product pages, all secured by Australian real estate and all for business, investment or commercial purposes:
- First mortgages and second mortgages
- Secured business loans and short-term business loans
- Startup business finance (where property is available as security)
- Bridging loans
- ATO and creditor payment loans
- Debt consolidation of business or investment liabilities
- Refinancing private lenders and caveats
- Residual stock finance for developers holding completed, unsold units
- Low LVR loans under $1m
- Investment loans for commercial purposes
Across the range, loans start at $50k and run to $5m, with larger deals considered. Second mortgages generally run 3 to 24 months, with the first and second mortgage together considered up to 75% LVR. Depending on the facility, you either pay interest monthly or have it capitalised.
Security can be residential investment property, commercial or industrial buildings, or vacant land. Assurity doesn’t offer personal loans or owner-occupier home loans.
How does Assurity Capital judge an exit?
This is where the lender’s website is most useful. It accepts a range of exits (a sale of the secured property or of some other asset, a refinance with a bank or longer-term non-bank lender, settling a commercial deal, selling development stock or a business, or repaying from verified business income) but says each needs evidence, not hope. Its published expectations:
| Exit type | What Assurity says supports it |
|---|---|
| Sale of property | A current valuation, listing and marketing evidence, comparable sales, and net proceeds after debt and selling costs |
| Bank refinance | Indicative terms or written feedback from the bank, financial statements, valuation and lease information, plus a plan B if the bank is slow or says no |
| Business income | Verified income that can realistically clear the debt within the term |
It also says an exit shouldn’t rely only on an unconfirmed sale, an expected jump in value or an assumed future loan approval. That’s sensible advice for any borrower. Our glossary entry on the exit strategy goes further, and our property equity calculator helps you estimate net sale proceeds.
Refinancing a caveat or private loan that’s about to mature
Many borrowers come to a lender like Assurity because an existing short-term loan is due and the planned exit hasn’t happened. Its refinance page is direct about the realities:
- Start well before maturity. A refinance needs time for a security review, valuation, legal work, lender conditions and discharge paperwork. Leaving it late narrows your options.
- Get a formal payout figure that includes accrued interest, fees and legal costs, not just the original balance.
- Keep talking to your current lender. An enquiry with a new lender doesn’t stop the existing one from acting, and if a default or demand notice has arrived, get legal advice promptly.
Its worked example shows the maths: a $1.5m property with a $650k first mortgage and a proposed $250k second mortgage gives $900k of combined debt, or 60% LVR. Our page on refinancing expensive short-term business debt covers this situation from the borrower’s side.

Which borrowers does Assurity Capital suit?
- Property-owning business owners declined by a bank, including self-employed borrowers, who need funds for working capital, an ATO debt or a supplier.
- Developers holding residual stock after completion who need to release equity while units sell. See our explainer on residual stock loans.
- New businesses with property behind them. Assurity says a new ABN doesn’t automatically rule you out; it looks at the business plan, cash flow forecast and industry experience.
- Borrowers with modest equity needs. The $50k minimum is lower than many private lenders.
It’s not a fit for consumer borrowing, anyone without property, or an exit that rests on hope.
What will Assurity ask for?
For an initial assessment it suggests preparing:
- the loan amount, purpose, timing and preferred term
- the security property’s address and a current valuation or appraisal
- every existing mortgage, caveat and secured debt
- borrower, company, trust, director and guarantor details
- relevant business or investment information and current liabilities
- a detailed exit strategy with evidence
Lender approval, acceptable security and transaction-specific fees and legal documents all apply. Assurity is upfront that second mortgages may cost more than first mortgages, so compare the dollar total with alternatives before you commit.

Putting your exit plan to the test
If Assurity’s exit checklist made you wonder how convincing your own plan looks, that’s a useful instinct. The lenders that fit you best are the ones whose criteria your evidence already meets.
Send us your scenario in about a minute. Asking us what’s possible won’t leave a footprint on your credit report. Your enquiry isn’t blasted out to every lender we know. A real specialist looks over your property, your debt and your exit plan, then rings you to discuss them. Please answer each question on the form truthfully and in full, since gaps in the detail tend to send a deal to the wrong lender first.
Frequently asked questions
How much can I borrow from Assurity Capital?
As at October 2026, Assurity Capital considers loans from $50k to $5m, with larger amounts subject to assessment. It also has a dedicated low LVR product for loans under $1m. The amount depends on the property, existing debt, purpose and exit.
Does Assurity Capital lend to start-ups?
Its website says a new ABN or short trading history doesn't automatically rule out private finance when there is property security. It considers the business plan, cash flow forecast, industry experience, equity and exit alongside the security.
Can Assurity Capital refinance my caveat loan?
Yes, refinancing private lenders and caveat loans is one of its listed products. It recommends starting before the existing loan matures and having a formal payout figure that includes accrued interest, fees and legal costs.
What property does Assurity Capital accept?
Residential, commercial or industrial property and vacant land in Australia, ranking as a first or second mortgage. It uses a lender-assessed value rather than online estimates, council values or the price you hope to sell for.
How fast is Assurity Capital?
It says eligible scenarios may receive indicative terms within 24 to 48 hours once enough information is provided, and some straightforward deals may settle in about 3 to 5 business days. It is clear that timeframes are not guaranteed.
