Most invoice finance facilities want your whole debtors ledger. Fifo Capital’s headline product works the other way: you pick the invoice you want cash for, fund it, and leave the rest alone. For a business that only hits a cash squeeze now and then, such as when a big job lands or the quarterly BAS is due, that’s a very different proposition from a permanent facility.

Fifo Capital also lends against property and offers trade finance and a line of credit, which makes it broader than a pure invoice financier. This profile covers each product using Fifo Capital’s own website as at October 2026. Criteria are indicative and subject to its credit assessment, so confirm the details directly.

The product range at a glance

Product Published amounts Terms and structure
Selective invoice finance From $10k to $1m+ Up to 80% of chosen invoices; no fixed-term contract; no real estate security
Trade finance (Fifopay) $500k to $5m, revolving Pay suppliers now; choose a payment date up to 180 days after the invoice due date
Line of credit Up to $5m 100% of supplier invoices, plus a working capital portion sized at approval
Business loan, property-backed Up to $5m 6 to 60 months; first or second mortgage
Business loan, no property Up to $350k Up to 18 months; director guarantees and a general security agreement

Bridging loans also appear in its menu, without published detail.

How does selective invoice finance work in practice?

Say a Geelong engineering firm finishes a $60k job for a tier-two builder, payable in 60 days. Its own payroll falls due on Thursday. Under a selective arrangement, the firm uploads that single invoice and Fifo Capital advances up to 80%, around $48k. When the builder pays, the remaining 20%, less Fifo Capital’s fees, is released.

Nothing else in the ledger is touched, and there’s no fixed-term contract to unwind later. Fifo Capital’s published criteria for this product are:

  • more than 12 months in operation and an active ABN or ACN
  • monthly turnover above $10k
  • invoices owed by other Australian businesses on trade terms
  • invoices raised after the goods or services are delivered

The trade-off is cost. Funding one invoice at a time is often dearer per dollar than a whole-of-ledger facility, so it’s best for occasional gaps rather than a permanent shortfall. Our invoice finance calculator shows what a given advance costs in dollars over your customers’ real payment times.

Reading Fifo Capital’s LVR table

For its property-backed loans, Fifo Capital publishes indicative maximum loan-to-value ratios. The important detail is that these are based on total secured debt, including any existing mortgage ahead of Fifo Capital.

Security type First mortgage Second mortgage
Residential, metro 90% 85%
Residential, regional 85% 75%
Commercial, metro 75% 65%
Commercial, regional 65% 50%

So a metro home worth $1m with a $600k existing mortgage could, at 85% on a second mortgage, support total debt of $850k, leaving room of roughly $250k before costs. Agricultural and vacant land is assessed case by case. Our LVR calculator lets you test your own figures, and our guide to second mortgage business loans explains how sitting behind a bank works.

The “no property” loan is not quite unsecured

Fifo Capital’s loan of up to $350k doesn’t need real estate, but it’s backed by personal guarantees from the directors plus a general security agreement, which Fifo Capital records on the PPSR against the company’s assets. That’s normal in non-bank lending, but it means directors carry personal liability and the lender has a claim over the business’s assets if things go wrong. Read that loan as “secured on the business, not on property”.

Who tends to suit Fifo Capital?

  • B2B businesses with occasional cash gaps that want to fund individual invoices without a long contract.
  • Importers turning over enough to service a $500k+ trade facility who want long supplier terms. Its FAQ mentions a $1m annual turnover minimum for trade finance.
  • Property owners who want a business loan of up to $5m with flexible repayment structures, including interest only.
  • Owners who want several products under one roof, from invoice finance through to property-backed term debt.

It’s less suited to businesses trading under 12 months, those selling only to consumers, and borrowers wanting more than $350k without offering property.

Questions to put to Fifo Capital

  1. What will funding a typical invoice cost in dollars, for my customers’ real payment times?
  2. Which turnover minimum applies to the product I want? (Its site lists different figures for different products.)
  3. Will my invoice finance be disclosed or undisclosed?
  4. What establishment, mandate and line fees apply, and are there exit costs?
  5. What happens if a funded invoice is paid late or disputed?

When one invoice isn’t the whole story

Selective invoice finance is a neat fix for a single slow payer. But if every month brings the same squeeze, the cheaper fix may be a standing facility, a property-secured loan or a different structure altogether.

We can help you tell the difference. The form is short (about a minute) and enquiring with us doesn’t register on your credit report. You won’t be handed to a stream of brokers and lenders; a member of our team studies your answers personally, then rings to walk through the options. Describe your invoices, property and turnover precisely and our first suggestion is far more likely to be the one that sticks.

Frequently asked questions

What is selective invoice finance at Fifo Capital?

It lets you choose which invoices to fund, one at a time or several together, rather than handing over your whole debtors ledger. As at October 2026 Fifo Capital advances up to 80% of the invoice value, with the balance, less fees, paid when your customer settles.

How long do I need to be trading to use Fifo Capital?

Fifo Capital's published criteria for its invoice finance, line of credit and business loans all require more than 12 months of operation and an active ABN or ACN. Invoice finance also asks for monthly turnover above $10k.

Does Fifo Capital offer unsecured business loans?

It offers a loan of up to $350k that doesn't need property, over up to 18 months. That loan still takes director guarantees and a general security agreement over business assets, so it isn't unsecured in the full sense. Above $350k, property security is needed.

How quickly can Fifo Capital fund?

Fifo Capital says applications take minutes online and funds can be paid within 24 hours of approval for business loans. For invoice finance it mentions an indicative offer within 24 hours and same-day funding once approved. Larger or custom facilities take longer, up to two or three weeks.

Will my customers know I'm using Fifo Capital?

Fifo Capital offers both disclosed and undisclosed invoice finance, subject to credit approval. Ask which applies to your facility before you sign.
