Quick answer

Bank of Queensland (BOQ) lends to Australian businesses mainly against property. As at October 2026 its Business Term Loan and Business Overdraft both start at $10k, with the term loan running up to 30 years, while its Commercial Rate Loan starts at $500k for property investment, development or business acquisition. BOQ also offers equipment and vehicle finance and SMSF loans, applied for online, by phone or in a branch.

Key points

  • Business Term Loan as at October 2026: from $10k, one to 30 years, fixed or variable, interest-only for up to 10 years
  • Published LVRs: up to 80% on residential security (90% in some cases), 70% on commercial and 60% on industrial property
  • Commercial Rate Loan from $500k, fixed rate only, terms up to five years, for property investment, development or acquisitions

The quickest way to understand Bank of Queensland as a business lender is to look at its loan-to-value table. BOQ publishes, in black and white, how much it will lend against a house, an office or a factory. For an owner with property behind them, that transparency turns a vague “how much can I get?” into a sum you can do on the back of an envelope. Add long terms and interest-only options, and BOQ can be very good value for the right borrower.

The details below are taken from BOQ’s own website as at October 2026. We’ll walk through its business lending products, those LVR limits, a current fee offer, who BOQ tends to suit and what to do if it can’t help. Banks revise products regularly, so check the specifics with BOQ before relying on them.

What business loans does BOQ offer?

BOQ’s business lending range is compact. As at October 2026, its comparison table sets out three core facilities:

Feature Business Overdraft Business Term Loan Commercial Rate Loan
Minimum amount $10k $10k $500k
Term No minimum, ongoing 1 to 30 years 1 to 5 years
Rate type Variable only Fixed or variable Fixed only
Interest-only Interest paid monthly in arrears Up to 10 years Up to 5 years, in arrears or in advance
Repayment frequency Not applicable Weekly, fortnightly or monthly Variable repayment terms
Extra repayments Not applicable Yes on variable; up to $10k a year while fixed Yes, subject to conditions
Redraw Not applicable Variable loans only (not SMSF loans) Variable loans only, subject to approval

BOQ describes the Commercial Rate Loan as built for property development, property investment and business acquisitions. Alongside these, its small business pages list equipment and vehicle finance, and it offers self-managed super fund loans for business property. You can enquire online, by phone or at a branch.

How much can you borrow against property with BOQ?

This is where BOQ is unusually open. Its published loan-to-value ratios, which apply across the overdraft, term loan and commercial rate loan, are:

Security Maximum LVR (less existing debt)
Residential property Up to 80%, or up to 90% in some circumstances
Commercial property Up to 70%, or up to 90% in some circumstances
Industrial property Up to 60%

The higher figures carry an asterisk pointing to BOQ’s conditions, so treat 80%, 70% and 60% as the standard starting points.

Here’s how that works in practice. Suppose a Townsville electrical contractor owns a home valued at $900k with $450k left on the mortgage. At 80% LVR, the most BOQ would lend across both loans is $720k, which leaves up to $270k of usable equity for the business, before BOQ checks whether the business can comfortably service the repayments. If the security were a $900k industrial unit instead, 60% would cap total lending at $540k. Same value, very different result. This scenario is illustrative only.

Is there a current BOQ business loan offer?

As at October 2026, BOQ is advertising up to $5k in valuation fees waived plus a $500 gift card for eligible new business loan applications lodged between 1 September and 31 December 2026 and funded by 28 February 2027. Terms and eligibility criteria apply.

Valuation fees on commercial property can add up, so this is a genuine saving if you were already planning to borrow. Just don’t let a promotion drive the decision: compare the total cost of the loan over its life, not the upfront incentive. If you’re unsure how two offers really compare, ask us for a sense-check before you sign.

Who is BOQ a good fit for?

  • Owners with residential or commercial property who want a long-term, low-cost facility secured against it.
  • Queensland businesses that like dealing with a lender headquartered in Brisbane.
  • Borrowers wanting long interest-only periods, such as property investors or businesses in a growth phase.
  • Larger borrowers buying a business, investing in commercial property or developing, via the Commercial Rate Loan.
  • SMSF trustees buying business premises through their fund.

BOQ is a harder fit for businesses without property security, owners who need a small unsecured loan quickly, and anyone with recent credit defaults or tax arrears that a bank’s standard criteria won’t accept.

Questions to ask BOQ

  1. Which LVR applies to my property, the standard figure or the higher one, and why?
  2. Does the valuation fee waiver apply to my application, and what other fees remain?
  3. If I take interest-only, what will repayments rise to when that period ends?
  4. On a fixed rate, what break costs could apply if I sell or refinance early?
  5. What will the loan cost in total over the full term, in dollars?

If BOQ said no, you’re in the right place

BOQ is a great bank for property-backed business lending, and a yes from BOQ deserves serious consideration. If the answer was no, the reason usually points to the next step:

You know your equity. Let’s find the lender that values it

An LVR table tells you what one bank will do with your property. Another lender may look at the same asset, or at your cash flow, and see a different answer.

Our form takes around 60 seconds. You can ask without any impact on your credit score, and we don’t hand your details to a stack of lenders. Frequently asked questions

What is the minimum BOQ business loan?

As at October 2026, BOQ publishes a $10k minimum for both its Business Term Loan and Business Overdraft. The Commercial Rate Loan, designed for property investment, development and business acquisitions, has a $500k minimum.

How much will BOQ lend against my property?

BOQ's comparison table shows loan-to-value ratios of up to 80% of residential property value (up to 90% in some circumstances), up to 70% of commercial property and up to 60% of industrial property, less any existing debt. The final figure depends on the valuation and BOQ's credit assessment.

Can I get interest-only repayments from BOQ?

Yes. BOQ's Business Term Loan offers interest-only repayments for up to 10 years, and its Commercial Rate Loan allows interest-only for up to five years, including an option to pay interest in advance.

Is BOQ offering any business loan deals right now?

As at October 2026, BOQ advertises up to $5k in valuation fees waived and a $500 gift card for eligible new business loan applications made between 1 September and 31 December 2026 and funded by 28 February 2027. Terms and eligibility criteria apply.

What if BOQ says no to my business loan?

Work out whether the issue was security, serviceability or credit. Not enough equity points to unsecured or cash flow lenders; a tight LVR may suit a second mortgage elsewhere; credit marks suit lenders that assess case by case. You can enquire with us and it won't affect your credit score.
