Picture a director with an ATO deadline on Friday, a bank that wants three weeks, and a house with plenty of equity. That’s the kind of situation Secured Lending is built around. It’s a private lender, based in Barangaroo, Sydney, that uses its own funds to write short-term business loans against real property, and it markets speed above almost everything else.

This profile covers what Secured Lending offers, its published limits, who it fits and what to do if the numbers don’t work. Every figure comes from Secured Lending’s website, checked in October 2026.

What sits behind the name?

Secured Lending operates alongside SL Capital, a loan facility manager whose principals, according to the website, have lent more than $500m of their own money. It says it has its own in-house property valuation team, which helps explain how it can quote quickly. It lends nationally, naming Sydney, Melbourne, Brisbane, the Gold Coast, Perth, Adelaide, Canberra and some regional areas.

The products, grouped by job

What you need Secured Lending products
Borrow against property First mortgage, second mortgage, caveat loans, secured business loans, secured business line of credit
Money fast Bridging finance, urgent short-term loans, emergency business loans, working capital loans
Deal with debt or tax Refinance, debt consolidation, debt restructuring, receivership refinance, ATO tax debt loans, payday super loans, bad credit business loans

Behind all of them sit the same published limits:

  • Loan size: from $250k, with larger loans assessed case by case. Its home page quotes up to $10m.
  • LVR: a maximum of 70% across every product and security type.
  • Term: 1 to 24 months.
  • Security: residential, commercial or industrial property.
  • Speed: indicative offers within hours, with qualifying loans settling from 24 hours. Its caveat loan page says most are funded in 24 to 48 hours.

The single 70% limit, worked through

Many private lenders allow a higher LVR on houses than on commercial property. Secured Lending applies one cap to everything, and the cap counts every dollar secured on the title, whoever lent it.

Here’s an illustrative example. A Brisbane logistics business owner wants $380k to pay off a tax debt and bring overdue supplier accounts back to current. Their warehouse is worth $1.5m and has a $600k bank mortgage.

Item Figure
Property value $1.5m
70% LVR ceiling $1.05m total debt
Existing first mortgage $600k
Headroom for a second mortgage or caveat about $450k
Amount needed $380k

The request fits, with a buffer for fees and capitalised or prepaid interest. If the existing mortgage were $800k, the headroom would shrink to about $250k and the plan would need rethinking. Our caveat loan calculator lets you test your own numbers in the same way.

Three details that stand out

It’s open about credit history. Its caveat loan page says credit history “sits well down the list”, with no full financials or tax returns needed where the title is clean. Equity and a believable exit do the heavy lifting. See our guide to bad credit business loans for how this compares across the market.

It has a product for payday super. The payday super regime, live from 1 July 2026, ties each contribution’s deadline to the pay run it belongs to, and late amounts become a Superannuation Guarantee Charge. Secured Lending markets loans to clear that charge quickly. If unpaid super is your issue, our page on business loans with unpaid super explains your options.

The minimum is high for a caveat lender. At $250k, its floor is well above where many caveat lenders start. A business needing $60k for a tax bill won’t fit, however much equity it has.

Need less than $250k, or not sure your equity stretches far enough? Check your options with us. Enquiring won’t touch your credit file.

Who Secured Lending suits

  • Business owners with property equity who need $250k or more within days, not weeks.
  • Directors under pressure from the ATO or creditors, whether that’s a garnishee, a penalty notice or a statutory demand.
  • Borrowers declined by a bank for credit history, timing or paperwork, but with solid security and a clear exit.
  • Businesses refinancing out of receivership or out of an expensive short-term facility.

Who it may not suit

  • Anyone needing less than $250k.
  • Owners whose existing debt already sits near 70% of the property’s value.
  • Businesses without real property to offer as security.
  • Borrowers wanting long-term finance. Two years is the maximum term, so you need a sale, refinance or cash flow plan to repay.

Questions to ask Secured Lending

  1. Add up establishment, valuation, legal and exit fees plus interest: what does the loan cost me in dollars if it runs as long as I expect?
  2. Do I pay interest each month, upfront for the whole term, or at the end?
  3. Which security structure do you recommend for me (caveat, second mortgage or first mortgage), and what’s the reasoning?
  4. If my exit is delayed, what does an extension cost?
  5. Are directors asked for personal guarantees?

Under the minimum, or racing a deadline? Let us take a look

Secured Lending does fast, short-term property lending well for loans of $250k and up. Plenty of owners need less than that, or need someone to tell them quickly whether their equity is enough before they start chasing lenders one by one.

That’s what our form is for. It’s about a minute’s work, and nothing shows up on your credit report because we don’t check it when you enquire. You won’t be passed along to a dozen lenders, either. A real person with property lending experience looks at your situation and calls you, usually the same day. Put down a realistic property value, the true balance owing and the sum you’re after; honest inputs let us land on the right lender at the first attempt.

As at October 2026, Secured Lending says its loans start at $250,000, with larger amounts assessed case by case and up to $10m quoted on its home page. If you need less than $250k, look at lenders with a lower minimum.

How much can I borrow against my property with Secured Lending?

It publishes a maximum LVR of 70% across all products and security types. That 70% covers all debt on the property, including any existing mortgage. On a $1.5m property with $600k owing, total lending tops out around $1.05m, leaving about $450k before fees.

Does Secured Lending do a credit check?

It advertises indicative offers with no credit check and no obligation, and says credit history ranks well below equity and the exit plan. A full application will still involve identity, title and property checks, and possibly a credit check before settlement.

Can Secured Lending help with an ATO debt?

Yes. It lists ATO tax debt loans among its products, secured against a director's home or investment property, as well as loans to clear a Superannuation Guarantee Charge under the payday super rules.

Is Secured Lending only in Sydney?

It's based in Barangaroo but says it lends nationally, naming Sydney, Melbourne, Brisbane, the Gold Coast, Perth, Adelaide, Canberra and some regional areas.
